Guaranteed rent for landlords: how it works (and what it pays)

If you own an apartment in Lisbon, you have two broad ways to make it earn: let it yourself and manage everything, or hand it to an operator who guarantees you a fixed rent. This guide explains how guaranteed rent works and when it makes sense.

What guaranteed rent means

Under a guaranteed-rent (sub-rental) arrangement, LOFTZ head-leases your whole apartment for a multi-year term and pays you a fixed amount every month — whether the rooms are full or empty. We run it as furnished rooms, carry the vacancy risk, and handle tenants, contracts, cleaning and maintenance end to end.

Guaranteed rent vs. self-letting

  • Income: a fixed monthly cheque vs. variable rent with void periods.
  • Risk: we absorb vacancy and non-payment vs. you carry it.
  • Effort: fully hands-off vs. you manage viewings, contracts and repairs.
  • Upside: predictable and stable vs. potentially higher but lumpier.

When it's worth it

Guaranteed rent fits larger flats (T2 and up), owners who want zero involvement, and apartments that could use a light refit — which we can fund. If you'd rather keep more of the upside and stay closer to the asset, our management tiers (a simple share of the rent, no-cure-no-pay) may suit you better.
