In the second quarter of 2026, the median rent on new leases in the municipality of Lisboa was 17.79 euros per m², the highest of any large Portuguese municipality, according to INE. Here is what the latest official data says, and what it means if you are renting or letting.

The headline numbers

AreaMedian new-lease rentChange year on year
Lisboa (municipality)17.79 €/m²+5.1%
Grande Lisboa15.24 €/m²—
Portugal10.17 €/m²+10.2%

Nationally, 35,407 new housing leases were signed in the quarter, and the median rent rose 10.2% year on year. Lisboa, already the most expensive municipality in the country, rose more slowly, at 5.1%.

What the per-m² figure means in practice

This is the median for whole-flat new leases, measured per square metre. As a rough illustration, 17.79 euros per m² works out at about €1,245 a month for a 70 m² flat, but the actual rent depends on size, condition, furnishing and the exact street. Larger flats usually cost less per m² than smaller ones.

If you are renting a room

The per-m² headline is for whole flats. A room in a shared flat is priced per room, not per square metre, and is usually all-inclusive, with rent, bills and internet in one figure, which is why it works out far below renting a whole flat on your own. If you are letting

These are the going rates on new contracts, useful context for pricing. But what you keep depends on how you let and the tax: see how much a T2 earns and the landlord tax guide.

About the data

INE's figure is the median value per m² of new housing leases with a private gross area of 20 to 600 m² and a rent of 100 to 6,000 euros. It covers new contracts, not the whole rented stock, and a median sits below the asking prices you see on listing sites.
