Frequently asked questions
Everything you need to know about renting with LOFTZ.
Most asked
Booking a room7
Find a room you like and send a booking request with your dates and a few details. We reply within one business day to confirm it's available and walk you through the contract and first payment. It's all done online, with no account to create and no marketplace service fee. Start by browsing available rooms.
Yes. LOFTZ books entirely online, so you can secure a room from anywhere without visiting in person. Every room page has full, up-to-date photos, and we're on hand for any question before you commit.
Yes, and most of our residents do. We handle everything remotely, including the registered contract, so your room is ready the day you land.
Just a valid passport or ID to sign the contract. We may occasionally ask for a little more, but that's rare.
No. You don't need a guarantor to rent with LOFTZ.
Yes. Your registered LOFTZ contract works as official proof of address for visa, residence-permit (AIMA), university and NIF applications. Just ask and we'll provide it in the format you need.
Usually within one business day. We'll email you to confirm availability and walk you through the next steps.
Prices & payments7
Rent is all-inclusive: water, electricity, gas, common-area cleaning and high-speed Wi-Fi, all covered for normal home use. The monthly figure on the room page is what you pay.
Utilities are included up to a fair-use limit per resident. We'd only ask for a share of excess if a residence's usage ran more than 25% above its usual monthly average, and we'd show you the bill first. In practice, most residents never see a utilities charge.
There's no marketplace service fee when you book directly with us. To reserve, you pay your first and last month's rent, the security deposit, and a one-off administrative fee that covers move-in and lease-registration costs. Everything is itemised on your booking before you pay, so there are no surprises.
Rent is paid monthly by bank transfer to LOFTZ. We share the IBAN and a payment schedule as soon as your booking is confirmed.
Not at all. You can pay from any international bank account by transfer, so you don't need a Portuguese account or a NIF to book or pay. A NIF can be handy for other things during your stay, but we don't require one.
Yes. We issue monthly rent receipts, and we can put them in your name, or in a parent's or company's name if you need that for reimbursement or tax.
Rent counts as late only if it hasn't arrived within 8 days of the due date, so a day's delay is no problem. If something comes up, tell us early and we'll help, rather than letting it build up.
Your deposit3
Yes, a security deposit is part of your reservation payment. The exact amount is shown on each room's booking summary before you pay. It's held separately and is never used as rent.
Within 8 days of your tenancy ending, once the room has been checked, less any charges for damage beyond normal wear or anything left unpaid.
Only genuine costs: repairs for damage beyond normal wear, extraordinary cleaning, or unpaid amounts. Typical charges are things like cleaning from €50 or a replacement key at €40. Everyday wear and tear is expected and never charged.
Contract & stay length4
Yes. Every tenancy comes with a proper, registered rental contract and receipts, useful for visa, residency and NIF applications.
Minimum stay varies by room and is shown in the booking conditions on each room page. Most rooms suit a semester or an academic year.
Usually yes, if the room is still free. Let us know before your contract ends and we'll arrange a new term in writing. Contracts don't renew automatically, so nothing changes without your say-so.
Early departures are arranged with us in writing. Without that agreement the contract runs to its end date and rent stays due, so talk to us early and we'll look at the options together.
Cancellations & refunds2
You can cancel any time before check-in, with your deposit refunded on a sliding scale:
| If you cancel before your contract starts | Deposit refund |
|---|---|
| More than 180 days before | 100% |
| Between 60 and 180 days before | 50% |
| Less than 60 days before | No refund |
After check-in, ending early is agreed with us in writing (see “Can I leave before my contract ends?”).
Yes. If anything about the room isn't right when you move in, tell us within 24 hours and you can cancel for a full refund. After that you're settled in and your contract runs as normal.
Moving in & living here7
Check-in can be remote or in person, depending on availability. Either way we send you all the instructions and key details before your arrival day, so you know exactly what to do even if you land late.
Each room lists its own conditions (for example minimum age, minimum stay, and rules on smoking, parties or pets). You'll see them on the room page and confirm them when you request to book.
Our rooms are single-occupancy by default. A few do allow two people, and where that's the case it's stated clearly on the room page. If it isn't shown there, the room is for one person.
Yes, up to 2 nights a month, as long as you let us know in advance. Beyond that, extra nights are €20 each with our approval. Guests can't move in, get keys or receive mail at the residence.
Mostly students and young professionals aged 18 to 30, Portuguese and international: a friendly, respectful community across our nine residences.
Just tell us. Maintenance is included and our team fixes issues quickly, so you don't have to chase anyone or pay for normal repairs.
Give us notice as your contract nears its end, clear your things, and leave the room clean and as you found it by midday on your last day. Check-out is remote, so you simply send us photos. We check it and return your deposit within 8 days.
Trust & safety1
Every room on loftz.net is our own, managed directly by LOFTZ, so there's no third party in between. We only ever ask you to pay rent and deposit to our official company account, shown on your contract. If anyone asks you to pay somewhere else, or to pay before you have a contract, stop and contact us.
